PLANS for 12 new homes in Llanarmon Yn Ial were granted despite concerns raised by a community council.
Erw Goed Homes Ltd already had outline permission for their plans at land at Erw Goed, which were originally granted in November 2013.
But the developer submitted a second application including details of the appearance, landscaping, layout and scale of the proposed buildings.
Speaking in favour of the development, Richard Jones said the application was supported by all statutory consultees, including the Area of Outstanding Natural Beauty committee regarding sensitive design matters.
“All external lighting is to conform with the Dark Skies initiative,” he said.
Cllr Terry Mendies said there had been concerns that the site was within the Bala Lake and River Dee Phosphorous Sensitive area.
But Cllr Mendies said these concerns had eased after Welsh Water pledged to upgrade its treatment works.
“It seems all the necessary criteria have been met,” he said.
“There is local concern about the phosphates, but that has been explained very clearly.”
The decision comes after Llanarmon yn Ial Community Council highlighted several concerns about the application, including those centred around whether the new homes were affordable and around the retention of existing trees.
A spokeswoman for the community council said in a planning report: “The new properties still seem to be very close to the Maes Ial homes.”
The community council had also raised concerns about surface water disposal.
The plans were unanimously backed by the council’s planning committee with 16 votes in favour of the application.
