A PLAN to develop 33 caravan pitches and two glamping pods to provide holiday accommodation in a rural site on the Llŷn is to come before Gwynedd planners.
A full planning application has been received by Cyngor Gwynedd concerning a rural site at Allt Fawrlon Nant-Stigallt near Pwllheli.
The submission calls for the the change of use of land and development of the 1. 74 acre site.
The applicant has been made by James Tongue through agent Steve Grimster of Grimster Planning.
The proposals describe two permanent glamping pods and associated car parking and calls for permission for 33 touring caravan pitches, associated parking and for the development of welfare facilities comprising a toilet block, shower block and store.
Associated access arrangements, footpath connection to Abererch Road, drainage and landscaping are also included.
Planning documents describe the site as ‘greenfield’ with agricultural fields and enclosures to the north and with a central track.
The proposed development would see two glamping pods “no greater than” 13.7m (length) x 3.96m (width) x 3.5m (height) and comprise no more than 54.25 square metres of floorspace and located along the eastern/south-eastern edge of the site.
The toilet block, shower block and store building would measure 11.4m (l) x 7.2m (w) x 4.25m (h) and with no more than 82.08 square metres of floorspace, and located along the western/north-western edge of the site.
The touring pitches would each measure 2.5m (w) x 6m or 10m (l) within a minimum of 10 metres gap between each unit, and comprise a base material of slate gravel / decorative slate pitch bases.
The proposed development would be operational and open for visitors seasonally with touring caravans from March 1 and November 30, and the pods between March 1 to early January.
The plans propose access to the site be controlled by an ANPR barrier “allowing for approved access 24hrs a day and “subject to strict customer rules on noise monitored by the applicant and their employees.”
The applications also states the proposed development could generate ’employment opportunities’ including work on and off the site during construction and seasonal site warden and assistant roles.
“These roles would be responsible for day to day activities of the site, including the citing of caravans and cleaning, maintenance of the shower block, toilet block, store building, management of additional cleaning contractors/employees to clean glamping pods on changeover days, and management of additional gardener/grounds keepers,” the plans say.
“The proposed development will provide a high-quality new visitor accommodation site set within a natural landscape setting which will assimilate effectively, and which will cause no harm to the local landscape character.” The application claims.
The pods and touring caravan pitches would only be available for holiday use, the plans state.
Consultation ends on May 30, 2024.
