COUNCIL planning officers are advising councillors to refuse a developer permission to demolish a large Conwy house and build 13 homes.
Applicants Stewart, Andrew, Alun and Chris Jones have applied to Conwy County Council’s planning department, seeking permission to demolish an existing home at 34 Cadnant Park, Conwy.
The site comprises a home, the curtilage area, and a small woodland to the north of the site.
The plans include one affordable two-bedroom home; another affordable three-bedroom house; one larger three-bedroom property; two three-bedroom houses with a garage house; and three three-bedroom split-level homes.
The plans also include four four-bedroom split-level houses and one five-bedroom home with a double garage.
The plans are set to be discussed at a planning committee meeting next week.
But planning officers are advising councillors to refuse the application.
Conwy Town Council also objects, raising highway safety fears, saying: “It is already a dangerous road and has highways issues already, so additional traffic generation is an accident waiting to happen. There will be a big impact on the neighbourhood.”
Conwy County Council has received 150 representations, with residents objecting on the grounds of road safety and insufficient parking, describing the area as a “rat run”.
A planning report said: “Although the principle for residential development is acceptable, officers consider that by virtue of the density of the development, the natural topography and the infrastructure constraints. which have a significant impact on site layout, that a lower density threshold should be applied.
“Officers consider that the proposal for 11 no. three, four, and five-bedroomed executive market dwellings does not reflect the requirements for market housing within the county borough, both in terms of housing type and affordability.”
Officers said the “provision of two on-site affordable dwellings is welcomed, although it is noted that this provision is below the requirements of policy” of 30% for Conwy town.
The plans will be debated at a planning committee meeting at Conwy County Council’s Coed Pella HQ on Wednesday, 14 January.
