EARLY stage proposals to demolish a number of Neath town centre properties to clear the way for a mixed-use development described as a potential “landmark building” have been revealed.
They could eventually see a number of properties on Queen Street in Neath torn down for the creation of a new four storey building that features ground floor retail spaces with residential upper levels.
The plans have been announced by Asbri Planning on behalf of Cardiff Building Company for the Neath town centre street close to the town’s popular market, Victoria Gardens, and Neath Bus Station.
They were released as part of a pre-application consultation ahead of the submission of the plans to the local planning authority.
The site currently includes three mid-terrace buildings, one of which is empty with two that are understood to be occupied by a coffee shop and clothing boutique.
The draft plans said: “The proposals will provide regeneration to Neath Town centre by introducing a modern and contemporary multi-use building along an existing shopping street.
“The scheme will also contribute towards the area’s housing needs, as well as providing 25% affordable housing.
“Overall, the development will provide a new landmark building within the heart of Queen Street, providing a positive experience for passing shoppers and residents.”
If given the go-ahead they noted that the residential element of the plans would include 18 residential flats made up of a mixture of one and two bedrooms.
These would come alongside two retail units on the ground floor facing out towards Queen Street, with a landscaped residential courtyard.
It would also include parking for two disabled spaces, and two EV charging spaces at the site.
The current two storey buildings are said to date back more than 60 years in the town, in a commercial area known for having a number of shops, cafés, and services.
Anyone who wishes to make representations about the proposed development can now do so by contacting Asbri Planning by June 10, 2026.
