A FARMER’S plans to build a rural enterprise dwelling near Corwen will be debated by councillors next week.
Denbighshire County Council’s planning committee will consider an application by Glyn Edwards for the erection of a rural enterprise dwelling on land at Bryn Yr Orsedd, Bryneglwys.
The committee meeting takes place at Ruthin County Hall on Wednesday, June 17.
The proposed house would be built on “flat” land immediately west of the existing farm and would be accessed by an existing entrance from a minor road south of the site.
Bryn Yr Orsedd comprises around 70 acres of grassland.
Mr Edwards, of I.W. Edwards and Son, operates a breeding ewe flock and suckler cow herd from the holding, alongside a small agricultural contracting business serving local farms and rural businesses.
Planning documents state the application is based on an “essential need” for a rural worker to live at or near the site.
The report states: “The applicant considers the rural worker’s dwelling at Bryn Yr Orsedd is essential in order to meet the necessary management and supervision of all the livestock on site and to ensure that animal welfare needs are not compromised.”
The applicant argues that a permanent on-site presence is necessary to supervise livestock, assist with lambing and calving, monitor breeding stock, feed animals, respond to disease or distress, care for newborn animals, and deal with out-of-hour emergencies.
The planning report also highlights concerns about security and the need for overnight supervision.
Mr Edwards has been living on the site in an approved temporary dwelling for several years.
The Clwydian Range and Dee Valley Area of Outstanding Natural Beauty Joint Advisory Committee has objected to the plans “on principle”.
