Plans submitted for two new homes on derelict Hawarden warehouse site

PLANS to build two new homes on the site of a derelict warehouse in Hawarden have been submitted to Flintshire County Council.

The planning application would see the semi-detached homes built on the junction of Station Road and The Highway in the village.

Two previous unsuccessful applications for residential developments – in 2011 and 2024 – have been submitted with concerns regarding overdevelopment, lack of amenity space and parking.

The current proposals are for two four-bedroom homes on the site.

“While not previously developed in planning terms, the site has long been occupied by a non-residential structure that no longer serves a viable use,” wrote agent Studio 9 in its design and access statement.

“Its redevelopment presents an opportunity to reintegrate this underutilised land into the surrounding residential fabric in a manner that respects and responds to its setting.”

Residents have already raised concerns again about the lack of parking, the lack of space around the homes, junction safety and claims that the development could worsen subsidence which they claim currently affects some properties surrounding the site.

The plans also face an objection by Hawarden Community Council, which has cited overdevelopment as its core concern.

But the agent insists that the new proposal addresses those reasons for objection.

“This proposal responds directly to the reasons for refusal of the previous planning application, addressing concerns related to overdevelopment, impact on local character and inadequate amenity provision,” it said.

“The revised scheme significantly reduces density, improves site layout and prioritises design quality, privacy and landscaping.”
