A FRESH application for a five-bed House of Multiple Occupancy in Wrexham has been made after the original proposal was rejected.
Plans to turn a three-bedroom family home into a five-bedroom HMO on The Beeches in Acton were originally thrown out by Wrexham County Borough Council’s Planning Committee due to inadequate parking provision.
The initial application by IPBG – a Wrexham-based property management firm – included the existing two parking spaces with an option to create a third.
It cited additional on-road parking space on The Beeches – a narrow street running parallel to Rhosnesni Lane.
Members of Wrexham’s Planning Committee ruled that the number of parking spaces was inadequate and the anticipated level of on-street parking detrimental to highway safety.

Now the application has been re-submitted, the plans now include the front garden being covered with hardstanding and the hedgerow being removed to create three dedicated off-street parking spaces.
The removal of the hedge will be offset by the planting of native fruit trees in the rear garden and the installation of bird and bat boxes.
St Asaph-based architects Winter Jones, acting on behalf of the applicant, said: “The revised proposal has been amended specifically to address the single reason for refusal relating to off-street parking provision.
“No other planning concerns were identified within the previous decision notice and the planning officer’s report concluded that the proposal was acceptable in principle.
“Taking these factors into account, the revised proposal is considered to accord with the relevant policies of the Wrexham Unitary Development Plan and national planning policy.
“The development therefore represents an appropriate and sustainable form of residential accommodation.”
The application will be considered no later than Thursday, May 7.
