Plans lodged to turn Neath residential property into care home

PLANS to turn a residential property in Neath Port Talbot into a care home have been handed in to the local authority.

The plans were given to Neath Port Talbot Council in September of 2025 and could eventually see the conversion of a seven-bedroom property on Cimla Road, Neath, in to a five-bedroom care home.

They were handed in to the council by Asbri Planning on behalf of Welsh housing association Linc Cymru Housing.

A planning letter for the project said the care home would be registered and regulated by the Care and Social Services Inspectorate for Wales- noting that while the property would be used for supported living it would not involve medical/convalescent care or any element of care.

It added that any potential residents would be a “long-term settled group” meaning there would be no regular change in residents, with residents and staff “envisaged to be able to travel to and from the property by non-car transport modes”.

The application letter said: “The proposed site is suitable as, due to the needs of the residents, the premises must be in close proximity to healthcare facilities, such as The Well Pharmacy, which is approximately a four-minute walk away.

“The site is also situated in a sustainable location with easy access to bus services.

“There are two bus stops less than a minute’s walk away from site which provide transport to Neath’s town centre, Cimla and Pontrhydyfen.

“The site further benefits from nearby local amenities, such as the Neath Little Theatre, Victoria Gardens and Celtic Lodge.”

The plans for the change of use for a new care home will now be considered by the local authority in the coming months.
