DENBIGHSHIRE’S planning committee reaffirmed their decision to grant permission for a glamping site at the former Rhyl Rugby Club.
The committee approved plans for a change of use of land at the former Rhyl Rugby Club on Waen Road, Rhuddlan, at February’s planning meeting, going against planning officers’ recommendation.
This meant that the decision had to be reaffirmed at March’s meeting.
Councillors again voted in favour of the plans, which included a set of technical conditions drafted by planning officers, despite concerns about noise and disturbance, wildlife, and farming.
Mr W Ward of Cynwyd Enterprises has now been given the green light for a change of use of the land and existing club building to form a glamping site.
The plans include the siting of nine glamping pods, the relocation of existing access, and the formation of internal roads and a pathway.
Following the approval, the existing clubhouse will now be renovated externally and internally, providing a bar, lounge, function room, games room, and spa and treatment room, as well as an office. The building will include an external decking area.
Speaking at the planning committee meeting, Cllr Chris Evans said: “The developer and the owners of the land have engaged with myself, and I’m happy to work with the community to get this done properly.”
Cllr Evans asked if building on the actual field would require a separate application, and officers confirmed that it would.
He also asked if ‘scrubland’ at the site could be developed.
Planning officer Paul Griffin said: “Any deviation or amendment to the plan would need to come before us. Depending on the level of changes, it depends on the type of application. If it was significant, we would need a full application in front of us, and certainly if they want to build on land outside the red line of the application, they would definitely need to come back with a full planning application.”
In response to Cllr Evans’ second question, Mr Griffin then added if the developer wanted to add more parking on scrubland, this would require asking Denbighshire for further permission.
