Bidders battle to secure Norfolk seaside village character cottage at auction

A GORGEOUS stone-built character cottage just five minutes from the beautiful North Norfolk seaside sold for more than ten times its guide price at auction.

Listed at just £29,000, the idyllic, three-bedroom Manor Cottage, in Church Street, Wells-Next-The-Sea, really grabbed the attention of bidders.

Crammed full of original features the cottage, in one of the most beautiful parts of the east coast of England, eventually sold for £337,000 after determined bidding.

Sean Roper, of Paul Fosh Auctions, said: “Bidders instantly recognised the appeal and attraction of this beautiful three-bedroom property and were prepared to bid accordingly from the word go.

“Eventually there were just the two of a total of 10 bidders, who registered a staggering total of 156 bids, who stuck it out right to the end going toe to toe, bid for bid, in the online auction.

“Set in a charming location in the quaint village of Wells-Next-the-Sea, in Norfolk, the brick-built, character cottage is centrally located while being just five minutes from the sea.

“Downstairs the property, which was sold with vacant possession, there are original features, with a large fireplace in the lounge, original beams throughout, a large kitchen with built-in cast-iron fire door, down stairs loo and a dining area that leads onto the back garden.

“There is also a basement to the property offering additional storage space or an opportunity to convert into another room. Upstairs there are two very large bedrooms and a double bedroom as well as a family bathroom.

“Outside there is a parking area to the rear of the property and a large garden with beautiful views.

“The steeple and bell tower of the historic nearby church can be seen from the back garden.

“The cottage, if rented out, could achieve in the region of £1,450pcm if the house is presented at a good standard. Alternatively, the property could be let as a holiday accommodation at around £1,500 per week based on comparable places on sites such as Airbnb and booking.com for self-catering accommodation.

“This could generate an income of around £4,500 -£5,000 pcm bearing in mind and taking into account additional running costs such as cleaning etc.”
