A NEW social housing development is being planned in the south of Rhondda Cynon Taf (RCT).
An application has been submitted for 15 affordable homes, access, car parking, sustainable drainage and associated works at land opposite thje former Coedely Garage in Coedely.
It would include three three-bedroom houses, three two-bedroom houses, one two-bedroom bungalow and eight one-bedroom walk-up flats.
The scheme proposes the reconfiguration of the existing junction off Ely Valley Road to enable a new access road, as well as private and shared amenity space, sustainable drainage systems (SuDS), landscaping, car parking and waste storage facilities.
The planning application is being submitted by Hopgrove Construction.
A planning statement issued with the application said the proposal aims to introduce a mixture of affordable residential unit types, providing opportunity for single occupants as well as small families which will help encourage a diverse community within Coedely.
It says that while the site lies outside, yet adjacent to, the settlement boundary the development proposes a scheme of 100% affordable housing in line with LDP policy.
It says the site is located on Ely Valley Road, the main road connecting the Rhondda to the M4 corridor.
The site is greenfield with no land use status and sits predominantly on a flat plateau aside from the western boundary where it slopes steeply down towards the river.
The site currently consists mainly of grassland, bramble and scattered scrub.
The plans include 23 car parking spaces, two of which are designated for disabled parking.
