Specialist lender ASK Partners backs acquisition of 132-room hotel as investor confidence in regional hospitality grows
AN ASSET management firm has completed the acquisition of a major hotel on Swansea’s waterfront, supported by multi-million-pound funding from a specialist real estate lender.
ME Asset Management (ME.AM), through its subsidiary ME Swansea, has acquired the 132-bedroom Premier Inn hotel located on the Swansea Waterfront, with the deal backed by a £9.6 million senior loan facility from ASK Partners.
The hotel operates under a long-term occupational lease to Whitbread plc, with ten years remaining, and occupies a prominent position on the waterfront. The site benefits from strong year-round demand driven by tourism, business travel and ongoing regeneration across the city.
ME Asset Management said the acquisition aligns with its strategy of repositioning overlooked or underperforming properties through targeted investment and enhancement programmes. The company, backed by a consortium of experienced property professionals, is establishing itself in the operational real estate sector, focusing on assets with strong income potential and long-term value creation opportunities.
As part of its plans for the Swansea site, ME Swansea intends to carry out façade restoration works, alongside a wider programme of property enhancements.
Mike Ginsberg, Investment Manager at ASK Partners, said the transaction reflected strong fundamentals in the regional hospitality market.
“This loan presented an attractive opportunity to finance a well-located, income-producing asset with a strong operator covenant. The long lease to Whitbread provides cashflow visibility, while Swansea’s ongoing regeneration creates compelling demand fundamentals for quality hospitality assets. We were pleased to support ME Swansea on a transaction that aligns closely with our lending strategy.”
Verender Badial, CEO of ME Asset Management, said the deal reflected growing confidence in regional markets.
“This acquisition reflects our focus on high-quality, income-producing assets in resilient regional markets. Swansea continues to attract significant inward investment, and the Premier Inn is exceptionally well located. ASK has been an excellent funding partner, and their understanding of value-add and operational real estate enabled us to execute this transaction efficiently.”
ASK Partners has now provided more than £2 billion in lending since inception, supporting experienced sponsors across hospitality, residential and wider real estate sectors. The lender focuses on opportunities offering strong fundamentals, value-enhancement potential and resilient cashflow.
The acquisition is seen as further evidence of growing investor appetite for regional hotel assets, supported by strong domestic travel, established operators and stable income performance.
