Denbighshire planners set to reject warehouse proposal in open countryside near Ruthin

PLANS for a warehouse and farm animal accommodation building in open countryside at a Denbighshire village are set to be refused next week.

Applicants Mr and Mrs Jones, of Peak Marquee Hire, have applied to Denbighshire County Council, seeking planning permission for a commercial storage building in an agricultural field.

The plans include ancillary agricultural livestock accommodation, access, and hardstanding for the land at Meifod, Llanfair Dyffryn Clwyd, Ruthin.

If granted planning permission, the building is proposed to measure 10m x 25.2m and would have a total internal floor area of 245sqm.

The new building is proposed to be located “to the northwest of the existing dwelling” and built within an open field.

The development will be debated by the committee due to the “justification for development in the open countryside” and consequently the council says it’s “appropriate” it is “tested by members in a public forum”.

But planning officers say the plans would be better placed at an industrial estate and are recommending refusal.

The report states: “It is the opinion of the Local Planning Authority that the proposal to erect a B8 commercial storage building with ancillary agricultural livestock accommodation would be an inappropriate form of development in an unsustainable, open countryside location, away from established development boundaries and settlements.

“The proposal is considered to be unjustified as it has failed to demonstrate that the commercial storage business has a functional, site-specific requirement to be located in the open countryside.”

Llanfair Dyffyrn Clwyd Community Council has declined to comment as part of the consultation process.

The plans will be debated at Denbighshire County Council’s planning committee at the authority’s Ruthin County Hall HQ on Wednesday, June 17.
