West Wales cottage sparks bidding war at auction – selling for eight times guide price

A traditional two-bedroom home in rural Ceredigion attracts dozens of online bids, while an adjacent plot of land sells for just £1

A “CUTE” West Wales cottage has sold for more than eight times its guide price after attracting intense interest at an online property auction.

The traditional two-bedroom cottage, Y Bwthyn, in the rural hamlet of Llwynygroes near Tregaron, was listed with a guide price of just £5,000 by Paul Fosh Auctions. However, strong pre-auction interest translated into a flurry of online bidding when the lot went under the hammer.

In total, nine bidders placed 48 bids before the property finally sold for £40,500.

Meanwhile, an adjacent parcel of land to the rear of the cottage, offered as a separate lot with a guide price of just £1, attracted a single bid and sold for exactly £1.

Gemma Vaughan, of Paul Fosh Auctions, said the bungalow-style property offered significant potential despite requiring extensive renovation.

She said: “The two-bedroom property in the rural hamlet of Llwynygroes, which lies in one of the most beautiful and desirable rural locations in West Wales, does need work but appears to have great potential.

“Set within the scenic Cambrian Mountains, it could be ideal for a renovation project, resale opportunity or possibly a holiday let.”

She added that while the property requires comprehensive refurbishment, it appears to have the essential elements in place, including a lounge, kitchen, shower room, WC and two bedrooms.

The cottage benefits from access to the nearby Cors Caron Nature Reserve and is well connected via the A485, linking Lampeter and Aberystwyth.

The sale once again highlights the strong demand for renovation projects in rural West Wales, particularly in sought-after scenic locations.
